- SVSite Value
- The market value of the land only, excluding buildings and improvements.
- CIVCapital Improved Value
- The total market value of the land plus all buildings and improvements. This is what Nillumbik rates are calculated on — so this is the figure to focus your objection on.
- NAVNet Annual Value
- The property’s annual rental value. For residential property it is set at 5% of the Capital Improved Value.

Council's ID for your property. You'll need it to lodge.
The figure your rates are based on — the one to challenge.
At your rates, every $50,000 the CIV is reduced is worth about $127 a year. Next, add the sales evidence to justify a reduction.
Your contact details
Keep paying your rates as normal while your objection is considered — the law (s.29) requires it, even if your objection later succeeds and you are refunded the difference.
