One number drives your bill
Rates = valuation × rate-in-the-dollar. You can’t object to the rate, but you can object to the Capital Improved Value that drives it.
You have two months
You must lodge within 2 months of the date the rates & valuation notice was served. This deadline cannot be extended — late objections are refused.
Comparable sales win it
Recent sales of similar homes near the 1 January levels-of-value date are the strongest evidence a valuation is too high.
Keep paying while you object
Once lodged, the valuer has up to 4 months to disallow the objection or recommend an adjustment, and must give you a reasonable opportunity to discuss it.
