1. General information only — not professional advice
This tool provides general information and document-preparation assistance only. It is not legal advice, not financial advice, and not a professional property valuation. It does not create any adviser, agent, or professional relationship. For advice about your specific circumstances, consult a qualified lawyer or a licensed valuer. Formal objection rights and deadlines are governed by the Valuation of Land Act 1960 (Vic) and administered by the relevant rating and valuation authorities — always confirm details directly with them.
2. Your information stays on your device
Everything you enter — including your name, contact details, property address and valuation figures — is stored locally in your own web browser (localStorage) on the device you are using. It is not transmitted to, collected by, or stored on any server operated by this tool or its author. Clearing your browser data, using private/incognito mode, or a different device or browser will remove or not show that information.
You are solely responsible for safeguarding your own device and any files you export. Exported backup files (JSON) and printed/PDF packages contain your personal information — store and share them securely. Any information you later submit to a rating authority or the objections portal is handled under their privacy terms, not ours.
3. No warranty & accuracy of results
The tool is provided "as is" and "as available", without warranties of any kind, express or implied, including fitness for a particular purpose, accuracy, or completeness. Calculations (such as deadlines, indicated values, and gap estimates) are automated estimates based only on the data you enter and simplified assumptions. They may be wrong, incomplete, or unsuitable for your situation. You are responsible for checking every figure, date, and statement before relying on it or lodging anything.
4. You are responsible for your objection
This tool does not lodge, submit, or file anything on your behalf. You decide what to submit, prepare and review your own objection, and lodge it yourself with the rating authority or via the official portal within the applicable deadline. You are responsible for meeting deadlines and for the truth and accuracy of everything you submit.
5. Limitation of liability
To the maximum extent permitted by law, the author and contributors of this tool accept no liability for any loss or damage — including any missed deadline, rejected or unsuccessful objection, increased rates or liability, lost data, or any direct, indirect, incidental, special or consequential loss — arising from or in connection with your use of, or inability to use, this tool, whether based in contract, negligence or otherwise. Nothing in these terms excludes rights or guarantees that cannot lawfully be excluded (including under the Australian Consumer Law); where liability cannot be excluded, it is limited to the maximum extent the law allows.
